Villa
One bedroom with a fully equipped modern kitchen, 8 person dining room table, and comfortable living room with an extraordinary view out of of floor to ceiling sliding glass doors. The Villa is 167 sqm of living space with 4 meter high ceilings, central air conditioning, and an open floor concept that allows everyone to socialize no matter what you are doing.
Bungalow
One bedroom 80 sqm bungalow with a kitchen, living room, and bathroom. Sliding glass doors open up onto a patio directly over the ocean.. It has 4 meter high ceilings, several air conditioners, and doors opening out to the patio and swimming pool.

- Please understand, we are located in an area where the ocean is a source of food and income and not tourism. People fish out front, gather snails at low tide, and pump ocean water for aquaculture. It is not a pristine beach. At certain times of year the wind and currents bring in garbage. The beach in front of the house is shallow and not suitable for swimming. 200 meters away it is possible to swim. The others side of the bay, 2 km away is good for swimming and there are a lot of resorts and tourism products.
- It is not possible to walk anywhere near our house for food or groceries. You will need transportation. We can provide contacts for motor scooter rentals or car/driver rentals by the hour or day. We are not affiliated with rentals and take no responsibility if something happens to you or as a result of you. While the roads around Ninh Thuan are relatively safe compared to most of Vietnam, accidents do occur.
- We have outdoor cameras installed but no indoor cameras. The house is equipped with motion detectors along the seawall and alarms and automatic lighting.

- No outside guests after 9pm without permission
- No parties, loud music, drugs
- Swimming pool hours are 8am to 9pm when there are other guests at the bungalow or villa.
- If you lose the gate opener, there is a $50 USD charge to replace.
- Check in is between 2pm and 8pm / Check out is 12pm unless other arrangements are made.
- No smoking inside the buildings. Clean up your cigarette butts if you smoke outside.
- We may ask for a 10% deposit on reservations during certain times of year. We keep this if you cancel.
- We will need to borrow or make copies of your passport to register you with the local officials, as per Vietnam law.
